Yes, we are fully licensed and insured. Our owner, Sam, has been licensed by the State Licensing Board for Residential and General Contractors in Georgia since 2015, and this information is publicly available on the Georgia Secretary of State’s website. We carry both liability insurance and workers’ compensation. Documentation can be provided upon request.

We understand that homeowners may have trusted subcontractors they’ve worked with before, but for a variety of important reasons, we do not allow clients to select or bring in their own subcontractors during a project.

Our construction process is built on well-established relationships with experienced subcontractors who are familiar with our expectations, timelines, and communication practices. When we bring in someone outside our vetted network, it can disrupt the flow of the project. In the past, working with unfamiliar subcontractors has led to issues such as project delays, inconsistent workmanship, communication breakdowns, and even conflicts over job site protocols and liability coverage.

Additionally, all of our subcontractors are fully licensed, insured, and comply with our safety and quality standards. We can’t guarantee the same level of oversight or accountability with subcontractors we don’t have a history with. Using our trusted network helps ensure the project stays on schedule, within budget, and meets the high standards we commit to for every build.

For these reasons, we kindly ask homeowners to trust our process and the skilled professionals we’ve chosen to partner with.

Yes, we take care of all the necessary permits and approvals for your project. With years of experience navigating local and state regulations, you can trust us to handle the paperwork so your project stays on track and fully compliant.

The specific materials a homeowner provides will depend on the type and scope of the project. In general, homeowners are typically responsible for selecting and providing decorative and specialty items, including most light fixtures, plumbing fixtures (e.g., faucets, sinks, toilets), and finish materials such as tile, countertops, wallpaper, blinds, and appliances. These selections reflect personal style and may require coordination to ensure compatibility with the overall design and construction timeline. We’re happy to help coordinate the delivery of these items as needed. 

We will supply all standard building and finish materials, including structural components (e.g., siding, roofing, windows, doors, decking) and interior elements (e.g., drywall, paint, trim, basic flooring, recessed lighting). These materials are included in the base project cost and selected from our standard offerings. 

To set clear expectations from the start, all homeowner-supplied materials will be listed in your service agreement.

Yes, we work with a large network of trusted subcontractors, particularly for specialized trades like mechanical (HVAC), electrical, and plumbing. We also partner with expert crews for other skilled work such as drywall and painting. All of our subcontractors are properly licensed and insured, giving homeowners peace of mind and ensuring every job meets our high standards. This approach allows us to deliver the best possible pricing by bringing in professionals who are masters of their craft—ensuring high-quality results completed efficiently.

Good Morning Remodel provides detailed estimates at no cost for most projects. These estimates are developed based on our professional assessment of probable costs, informed by prior conversations with the homeowner and our extensive construction experience.

In some cases—particularly when architectural drawings, engineered plans, or detailed building documents are required—a proposal development fee may apply. This fee is determined by the scope and complexity of the project and will always be discussed and agreed upon with the homeowner in advance. If you choose to move forward with Good Morning Remodel, any proposal development fee paid will be credited toward the total cost of your project.

Yes, Good Morning Remodel offers a 20-year Workmanship Warranty to the original purchaser of our remodeling services. This warranty covers defects in workmanship—such as improper installation or construction practices—that result in failure of the work to perform as intended. In addition to our workmanship coverage, many of the products we use also come with warranties provided by our trusted suppliers. After spending over a decade working alongside their father in his construction business, they decided to branch out and launch their own company. The owner, Sam, has been active in the industry since 2008 and earned his residential contractor’s license in 2015, bringing years of hands-on experience and dedication to every project.

We are based in Gwinnett County and primarily work in areas east of Interstate 75 and north of Interstate 20. Our service area includes Fulton, DeKalb, Gwinnett, and Forsyth counties. Some of the cities where we’ve worked frequently include Atlanta, Decatur, Cumming, and Lawrenceville.

After we review the initial estimate with you and make any necessary adjustments, both parties sign a finalized agreement that outlines the full scope of work, terms, and conditions. The fixed price includes all labor, materials, and related services—so there are no surprises down the line. If any changes to the scope are requested during the project, those are addressed through a formal change order process to ensure alignment on cost and expectations.
