Happy Homeowners
Good Morning Remodel helped us with building a carport and some various interior jobs. Sam and Garrett are great to work with. You can tell they care very much about their work product. They are responsive to feedback/ requests. Would definitely recommend!
Our house needed exterior repairs to replace wood rot and other damaged spots and 2 windows along with painting. The whole house needed to be painted. Sam and his team did a wonderful job and the house looks great. Sam made sure that everything was done to our satisfaction before saying the job was complete. All of the crew were polite and considerate of our property. I would recommend Good Morning Remodel.
When I think of ANY home improvement project my first call is to Good Morning Remodeling. Highest quality work I have ever seen among any construction crew. Professional and friendly with a fair and reasonable price for the quality work that they do.

Our Construction Process
Step By Step
Click on each step of our process to learn more about the specific details included in that stage.
Our First Conversation
Research PhaseOur First Conversation
We will ask a set of qualifying questions to make sure that we are a good fit for our clients. We don’t want to take up anyone’s time if we don’t offer the services or meet the needs of someone.
Discovery Phone Call
Research PhaseDiscovery Phone Call
This is a scheduled phone call that we specifically designed to discover if the client is looking for the type of services we offer outside of basic construction and manual labor.Initial Site Visit
Research PhaseInitial Site Visit
We set an appointment with the client to meet on the project site and discuss the scope in a little more detail than we can cover in the discovery phone call. This is also where we get rough measurements for the estimate that we provide in the next step.
Estimate
Research PhaseEstimate
We provide a free estimate or proposal based on our professional opinion of probable cost. This estimate is based on the previous conversations with the client and our past construction experience. Due to the time consuming nature of this step, this is the last free service that GMR offers.Cost-Plus Service Agreement
Agreement PhaseCost-Plus Service Agreement
This uses a Cost-Plus Service Agreement and the Estimate provided by a GMR representative. When the Client and the GMR representative meet to discuss the Service Agreement and the Estimate, a deposit will be required to schedule the project.
Preliminary Building Agreement
Agreement PhasePreliminary Building Agreement
A PBA is used to create an extremely detailed price for the Client by meeting with our subcontractors, quoting material packages, doing in depth project analysis for labor and management. The PBA will describe all products to be installed with great detail and any specific processes that are required for the project.Preconstruction Meeting
Preconstruction PhasePreconstruction Meeting
The preconstuction meeting is where we hand the project off from sales and estimating to production and implementation. We set a meeting for the Sales Representative and the Project Manager to meet on site and make sure that all the project’s details are conveyed correctly and appropriately. During this meeting, we will coordinate the logistics of materials, dumpsters or any other deliveries with the client. This meeting marks the start of the project.
Design, Engineer and Permit
Preconstruction PhaseDesign, Engineer and Permit
Good Morning Remodel will produce drawings that will suffice for permitting and architectural needs. We will orchestrate all the engineering that will need to happen to ensure you have a project that lasts the test of time. We will also provide a permit for the project.Implementation
Implementation PhaseImplementation
Good Morning Remodel will schedule the project and provide the client with access to their Buildertrend portal. The project manager will order and schedule the necessary and proper delivery date for all materials. Work will begin in this phase, GMR will work diligently at implementing the schedule and budget that was previously set forth. Good Morning Remodel will coordinate all permit inspections as needed. GMR will also conduct its own internal quality control inspections throughout the project.Postconstruction Meeting
Postconstruction PhasePostconstruction Meeting
Once the work has been completed, GMR will initiate a Postconstruction meeting that will include the client and the Project Manager. The meeting will cover one last quality check and a conversation with the client about the overall project and process.
